Major development opportunity in Leicester



A former bus depot on Abbey Park Road, Leicester LE4 5AP is being offered for sale by Savills.
On behalf of Metropolitan Housing Trust, Savills are inviting offers for the whole or part of the site, which benefits from detailed planning consent for 755 residential units. Offers are sought based on two alternative scenarios:
Scenario 1 – Houses for Land
MHT are very interested in exploring how their ownership of this site might generate affordable housing by way of an exchange. Newly built houses would probably form an exchange in part or whole for the site. The houses might be constructed at the Former Abbey Park Bus Depot site, or elsewhere. Further guidance, including MHT’s group standard specification and core target areas, is available within the information pack.
Prospective purchasers making offers on this basis will need to provide full information regarding a scheme where properties are being offered off-site.
Scenario 2 – Consideration for Land
The traditional scenario of offering a financial consideration for the whole or part of the site subject to any relating conditions, which must be clearly stated. Bids should be submitted gross of any contamination/remediation/demolition costs. Any allowances for planning obligations (e.g.Section 106) should be clearly stated as separate sums within the offer document.
Where Section 106 affordable housing is required, MHT are likely to retain a pre-emption right to acquire these units. Further details are available upon request.
Alternative proposals that do not comply with the Scenarios outlined above may be considered and must be clearly defined.
The deadline for bids is 12noon on Wednesday 14th April 2010.
This former bus depot is approx. 1.5 km to the north of Leicester city centre, with an extensive frontage of approx. 284 metres to Abbey Park Road. Whilst the current planning consent provides for a residential scheme, early indications from the Local Authority suggest alternative uses may be considered.
